What We Offer
Home inspectors inspect homes—it’s in our name. However, inspectors will offer several different inspection types which you may want to consider, depending on your current real-estate stance. Out of all the inspections we offer, the standard home inspection is your bread and butter. This type of inspection is buyer-oriented, so the buyer will set up the inspection. The inspector will go through the house, looking for surprises and damages done to the home. In a few days, a report on the home is generated back to the buyer, so they can better assess if they would like to go through with the purchase. A standard home inspection entails inspecting everything that is easily accessible, which means the inspector will not be removing carpet or peering into drywall, but will check all rooms, roofs, and essential appliances.
Another type of inspection that OTL offers is a termite inspection. As the name may give away, a termite inspection is specifically designed to look for signs of a termite infestation in the home. We are not necessarily looking for live termites, but just evidence of a possible infestation. The inspector will be checking the foundation (if accessible) and other parts of the home that would be susceptible to termite damage. This service is usually coupled with the aforementioned standard inspection, but can be ordered separately.
While home inspections usually benefit the buyers of a property, we do offer inspections that are specifically geared towards the seller—pre-listing inspections. In this inspection, the inspector will go through the home before it is put on the market, to find any underlying damages or defects that could jeopardize a sale. With this new information, the seller knows what he has to fix up in order to make the home more appealing. For sellers looking to get the most money out of their home, or for ones who would like to have as little negotiating as possible, a pre-listing inspection would be in their best interest.
Finally, the other big inspection service we offer are 203k inspections. A 203k inspection is an inspection that applies those attempting to get a 203k loan through the U.S. Department of Housing and Urban Development. Before the loan is approved, the lender will order for a 203k inspection, which is where we come in. These types of inspections will give the lender a better picture of what needs to be fixed before distribution, and later confirm that everything is satisfactory, prompting disbursement.
